Happy New Year

January 3, 2026
Ethan and Nadine Real Estate

As we celebrate the beginning of 2026 we reflect on 2025 and another successful and fulfilling year in real estate thanks to our treasured friends and clients. Recently we had a wonderful dinner with Megan and James, approaching one year in their beautiful home in San Anselmo. Being part of their journey towards finding the right house for them was an honor and through the process they became friends.

Wishing you and yours all the best in 2026 and we look forward to helping more clients realize their real estate dreams.

MARKET UPDATE

The Marin County real estate market remains a resilient seller's market characterized by high demand and low inventory, though it has transitioned toward more balance compared to previous years. Active listings grew by approximately 20% year-over-year, providing buyers with more choices than in previous 'historic low' periods. Median home prices remained relatively level, and while some year-over-year reports showed slight declines, long-term value remains robust. Average days on market shifted notably, with homes selling within 40 to 50 days vs. 30 to 35 days a year ago, reflecting a slightly slower, more deliberate pace from buyers.

Above all, the market is increasingly segmented by price. Under $2.5M has high competition; homes often sell within two weeks and frequently receive over-asking offers. While $3M+ homes require a more nuanced schedule with longer days on market (46+ days), well-priced homes still command strong offers.

We enjoyed stabilizing interest rates that leveled out in the low-6% range by the end of 2025. Experts predict only slight changes in early 2026, encouraging a 'buy now, refinance later' mindset among active buyers.

The expansion of AI companies and jobs in San Francisco has been a leading story that will profoundly impact the Marin County luxury real estate market. The surge in interest from the AI sector is expected to cause price appreciation as this sector continues to grow.

Both primary residences and investment properties are experiencing heightened activity while buyers remain discerning. We have witnessed a shift of priority from location to structure, meaning buyers expect integrated smart home systems, energy efficiency, and wellness-focused amenities, including on-site gyms and spa-like bathrooms, which have become important features in Marin's luxury market.

We continue to help homeowners evaluate adding Accessory Dwelling Units (ADU) to maximize property value and create rental income. ADUs provide homeowners options of use, including home offices, extra accommodations for parents and in-laws, or rental income to support mortgage expenses.
